The Dual Occupancy Difference
Get More From Your Property
Dual occupancy homes come in many forms — attached, detached, side-by-side, or stacked — but they all share one goal: getting more from your property. Whether you're aiming to live in one and rent the other, house extended family or sell both for a profit, the right design makes all the difference. Dual occupancy also offers greater control than strata developments, letting you keep or sell as you choose.
In NSW, navigating the planning process can be complex, but choosing a designer with council experience makes it much easier. At Gracia Building Design, we understand zoning rules, frontage requirements, minimum lot sizes and how to design for both people and compliance. With the right design, dual occupancy can offer long-term security, strong returns and the freedom to adapt as your lifestyle changes.

Frequently Asked Questions
What is a dual occupancy home?
A dual occupancy property refers to two separate dwellings built on a single lot of land. These homes can be attached (sharing a wall) or detached (freestanding) and may be sold or rented separately, depending on the type of subdivision allowed. Dual occupancy is popular with investors and families looking to generate rental income, house extended family or add value to a property.
Is my block suitable for dual occupancy?
Not all blocks are suitable, but many are with the right design and approach. Minimum lot size, width, slope, access and zoning all play a role in determining whether dual occupancy is possible. For example, in R2 zoning (Low Density Residential), you’ll often need a block over 600sqm with a minimum 15m frontage. A site assessment by a building designer or planner can help clarify your options.
What are the benefits of dual occupancy over a granny flat?
While granny flats are secondary dwellings intended to complement a primary home, dual occupancies are two fully independent homes that can be separately titled and sold. Dual occupancy homes offer greater flexibility, investment return and long-term value. They’re ideal if you're looking for income generation, future development potential or the ability to accommodate two households with more privacy and independence.
